Senior Debt

Allcap Finance works with a diverse pool of senior debt funders, including banks, institutional lenders, non-banks and private investors. We can arrange competitive terms for senior debt funding for your commercial investment property, or for residential, commercial or mixed-use development projects. Traditionally first mortgage facilities fall into two categories;

  • Land Loans, which assist with the acquisition of land or as bridging finance to enable borrowers to prepare land for development
  • Construction Loans, which assist with the construction and development of properties.
  • Up to 90% TDC
  • Rates from 2.5% p/a
  • Loan sizes to $500M

Mezzanine Finance

With senior debt secured, Allcap finance can assist property developers to bridge the additional gap, allowing them to reserve more capital for other projects. If you need higher gearing than a traditional funder can offer, we’re ideally placed to source very competitive finance in the market for a stretched gearing on your projects.

Our mezzanine solutions are capable of offering gearing levels exceeding 85% of LVR.

Preferred Equity

Similar to mezzanine debt finance and sometimes referred to as structured equity, it ranks seniority over ordinary equity. Preferred equity can fill a gap in your funding or provide additional leverage. It is a more preferred option for developers because it doesn’t involve taking security over the land-owning entity.
